Abstract

The efficiency of management company performance of condominium housing is being determined by resident‟s satisfaction level on the performance of services provided by management. This research study seeks to analyse and identify factors influencing residential satisfaction upon services and facilities provided. The study was stationed at Condominium Taman Tasik Mewah, Seremban, Negeri Sembilan targeting 208 respondents whom are chosen residents of the condominium through simple random sampling. Period of study was between March and April of year 2010. Targeted respondents are highly educated, at 77.8% among 208 individuals, 48.1% possess good working background, whilst 55.7% from above medium income group. Multiple regression analysis showed that six variables are significant with residential satisfaction and management services at the condominium. The variables are gender, age, ethnic, income, level of satisfaction with community attachment (individual sentiments) and level of satisfaction with community attachment (management services activities). Age and income are negatively correlated with residential satisfaction and management services at the condominium. Findings showed that elder residents are not satisfied with services provided management compared than the younger residents. It also indicated that residents in higher income group are not satisfied with the services provided by management. The implication of the findings is useful for management service organizations and government sectors to develop an efficient service model, solutions and improving the weakness of current management services of high residential building (eg: condominiums and apartments). This research study is meaningful to especially to survey residents‟ satisfaction upon services provided by the management, hence to assist the management to improvise thereafter to achieve greater satisfactory. The study shall enhance residents‟ perceiving thoughts pursuing for optimum and superior standard of living.
